Loan documents – a guide

At this page we will guide you through the process of filling out your loan documents. If you click on a document, you will see the description of how to fill it out.

For us to be able to pay out your loan, you have to sign your loan documents and send them back to us to the following address:

If you are buying a new home, these documents must be approved by us at least 14 days before the date of entry.

Amortization per month

For the terms of the loan to be valid and for us to be able to approve the loan, you must make an active choice about amortization.

You must fill out the amount you want to amortize every month. Under ”Välj bindningstid och amorteringsbelopp” you can see the amount you are required to amortize every month. You can’t choose a lower amount of amortization than this, but you can choose a higher amortization.

If you don’t have an amortization requirement the number on the document would be 0 kr, this means, the amortization that you choose on the document in this case is voluntary. If you don’t want any amortization write 0 kr.


Have you divided your loan in multiple parts?

Most often our customers choose to place amortization on one part, then it’s important to write 0 kr on the other parts, otherwise it would not be considered that you have made an active choice. It is possible to spread your amortization on multiple parts. Remember that the total amount of amortization that you choose can’t be lower than your amortization requirement.

Choice of interest rate applicable period

For us to be able to approve this document and be able to pay out your loan, you must make an active choice about your interest rate applicable period.

Check the box for the flexible or fixed interest rate applicable period that you want for each specific part. As an example, you can choose to have your loan on a flexible rate (3 months) or at a fixed rate of 1 year, 2 years, 3 years, 4 years or 5 years.

With multiple loan parts – Don’t forget to check your interest rate applicable period for each loan part, even if you want the same applicable period for all your loan parts.

Preferred day of payment

Choose if you want a specific date “Detta datum“, or if you want the loan to be paid out as soon as possible “Snarast”.

If you choose a date too close to today’s date, or if you choose as soon as possible, we will pay out the loan as soon as we have all the loan documents. We will only pay out the loan on a business day.

Consent to withdrawals

This part is only applicable if your deposit is not paid. This means, this part of the document might not be available if it is not applicable to you.

Enter your savings account number at SBAB to approve that we have your consent to withdraw your deposit. You can find your account information when you logged on to sbab.se or via SBAB app. If you don’t have a savings account at SBAB, you can open one via this link and by signing with your BankID. After signing you will get an account directly.

Deposit to account

If there is money to be paid out to an account or if there is anything left after any transaction, we need to know which account we are going to transfer the money to.

Enter your clearing- and account number for the account that you want us to use. You can find this number when you log into your bank or by looking at a bank statement for that account. You can also contact your bank to find out which account number you have.

Date and signature

Write the year, month and day that you sign the document.

If there are multiple people applying, everybody must sign the document.

For us to be able to approve the document, an ink-pen must be used.

Remember that if you printed the loan documents yourself, the text below the signature box must be on the document. If this text is not visible on the printed version, you will have to print the document again.

Signature

Here you as a property owner/leaser needs to sign. If there are multiple people who owns the property everybody must sign at their printed name.

Approval of domestic partner/spouse

If you as a property owner/leaser has a domestic partner
If your domestic partner does not own or is a leaseholder, he/she must sign this document under “Godkänns av sambo/make/maka till fastighetsägare/tomträttshavare” if:

  • The house is a common residence, and
  • The purpose when buying the house was to live in it together.

If you as a property owner/leaser is married
Most often, your spouse must sign under “Godkänns av sambo/make/maka till fastighetsägare/tomträttshavare” if he/she does not own any part of the property or is the leaseholder. If you are unsure what´s right in your specific situation it is always better that your spouse signs this part.

Below is an explanation for two different situations where your spouse must sign below “Godkänns av sambo/make/maka till fastighetsägare/tomträttshavare”.

Situation 1
If your spouse is not the owner/leaser, he/she must sign below “Godkänns av sambo/make/maka till fastighetsägare/tomträttshavare” if:

  • The property is part of your matrimonial property (meaning that the property would be part of your estate division in case of divorce or death).


Situation 2
If the house is your private property your spouse must sign the document below the line “Godkänns av sambo/make/maka till fastighetsägare/tomträttshavare”, if:

  • The house is your common residence, and
  • The house is private property via a premarital settlement

 

Date and signature

You as an buyer of the apartment must sign this part of the document, sign with the date and your name. If there are multiple people that buy the apartment together, everybody must sign above their name. Remember to sign this document at the same time as the other documents.

In your loan documents there are two identical documents named “Meddelande om pantsättning”. Remember to sign both documents. That’s all that you must do.

When we have received the documents, we will be in contact with your housing association to make sure they know that you have a mortgage with the apartment as collateral security.

For the housing association

When you are buying a new apartment, you do not have to do anything with this part of the document. You must sign the top part on both copies.

When we have received both documents, we will forward them to your housing association and ask them to sign the documents and take note that you have a mortgage at SBAB.

Date and signature

You as the owner of the apartment must sign this part of the document, the date of signing and your name must be included. If the apartment is owned by multiple people, everybody must sign above their name. Remember to sign this document at the same time as the other documents.

In your loan documents there are two identical documents named “Meddelande om pantsättning”. Remember to sign both documents. Continue reading the next part if you want to know what you and your housing association needs to do next.

For the housing association

Here you need to make sure that your housing association signs both documents. One of these documents must be sent back to us, the other copy is to be kept by the housing association. We must have these documents before we can be able to pay out the loan. Meaning that these documents must be signed by you and your housing association before we can pay out the loan. Take contact with your housing association if you are unsure about the process.

If you want to connect the invoice for automatic payment

If you wish to have an automatic payment for your loans you must write the personal number of the account holder here. If the account has multiple users, you must only write one personal number of any of the account holders. If there are multiple holders for the account every account holder must sign at the bottom of the document.

The account holder and borrower must be the same person. It is not possible to have an automatic payment for your loans connected to someone else’s account.

Remember to check the box to confirm that the loan numbers below are to be connected to automatic payment.

It is also possible to connect an SBAB-account for the automatic payment.

Choose an account from which the money will be drawn from

Here you choose which account you want the money to be withdrawn from. If you want the money to be withdrawn from an account in a different bank (automatic payment) you check the top box and fill out your account number. If you want the money to be withdrawn from an account at SBAB you check the bottom box and fill out your account number at SBAB.

It you choose automatic payment; you have the option to combine it with a digital invoice. It is not possible to combine a digital invoice with an automatic payment at SBAB.


Connect to a digital invoice at another bank

If you want to connect your loan to a digital invoice, you must check this box. If you check this box, we will send all your invoices to your other bank.

Fill out your personal number and bank. It is not possible to use an account at SBAB.


Combined automatic payment and digital invoice

If you have connected your loan for automatic payment and want to combine it with a digital invoice, check this box. The money will be withdrawn from the account that you have chosen, and the invoice will still be sent to your bank.

Remember to fill out “Anslut till Autogiro eller SBAB-giro” and “E-faktura” on the document. It is not possible to combine automatic payment at SBAB with a digital invoice.

If you don’t want to connect your loan to a digital invoice at your bank, we will send a digital invoice to Kivra, if you’re not connected to Kivra we will send you a paper invoice instead.

Account holders’ signature

Every account holder for the given account must sign this part of the document. After this document is filled out send it back to us so we can register the information.

Deposit at account

It is Important to fill out the account that you want the money to be paid out to. Fill out your clearing and account number.

If you are borrowing for your cash deposit when buying a house/apartment, most often you do not have to fill out this part. This is because we usually do not pay out money when you´re buying a new house/apartment. The payout is made to the seller. If you are unsure what´s right in your specific situation it is always better to write your account number here.

Date and signature

Enter the year, month and day that you sign the document. If there are multiple people applying for the loan, everybody must sign this document.

For us to be able to approve the document, the signature must be written with an ink-pen.

Kundkännedom

Det här är blanketten med Kundkännedomsuppgifter. Den innehåller frågor som alla banker enligt lag måste ha svar på, bland annat för att få betala ut ett lån. Du kan med fördel besvara frågor via vår app eller på internetbanken, logga in med BankID i appen eller på sbab.se och besvara frågorna där. Då behöver du inte fylla i och skicka tillbaka den här blanketten. Besvara alla frågor och avsluta med att signera.

Har du inte möjlighet att besvara frågorna via appen eller webben så kan du naturligtvis fylla i dokumentet och returnera det till oss. Det är viktigt att du läser igenom och besvarar samtliga frågor. Många glömmer att besvara frågan om man är en person i en politisk utsatt ställning, om du undrar vad som menas med den frågan så finns det en förklaring om detta längst ner på första sidan.

Om du har en egen firma får du inte glömma att fylla i delarna med info om företaget, dvs bransch, företagets namn och organisationsnummer. Kom ihåg att signera handlingen innan du postar den till oss.

Många undrar också vad skatterättslig hemvist innebär, och det är det eller de länder där du betalar skatt och deklarerar din inkomst. Du behöver alltså fylla i ett eller flera länder, där detta är aktuellt för dig.

Power of attorney (proxy)

This proxy gives us permission to gather the information we need to be able to repay your loans at another bank. We need this document signed to be able to move your mortgages to SBAB. The document states which bank you have today and which loan number you have.

Control your loan numbers. If the loan numbers are wrong on the document, you can cross it out and write down the correct loan numbers.

Do not forget to sign the document with your name and date.

Date and signature

Here, all the borrowers must sign with name and date. If you have divided your loan into multiple parts, you have a note of debt for each part and you must sign for every part. Every note of debt also has a copy for you to keep. Sometimes this document can be two pages long, you must sign both pages.

Approval of pledge

This part is only visible if you are buying an apartment. If there are multiple people living in the apartment, it is important that they sign the document, even if they are not one of the borrowers. The reason for this is that everybody living in the apartment must approve that a loan is taken on the apartment. Sometimes this document can be two pages long, in this case you would have to sign both pages.

Check that your name and contact information are correct on the document, then choose the insurance that you want.

Begin by checking that we have stated the correct information, if there is any information missing, fill it in.

On the document, you can see the loans that you have the possibility of insuring. if there is no loan number you can fill it in. Next to every loan part you get the option to choose which insurance you want (income and/or life), and if you want the insurance to cover 50% or 100% of that loan part. You can choose how much protection you would like to get; this determines how much you are able to get in compensation in case something happens.

If you want the income insurance, you must check the box next to “Är du fullt arbetsför?” to confirm that you are able to work fulltime.

Health declaration for Life Insurance

If you are applying for a Life Insurance, you must fill out this health declaration.

Automatic payment

Here you must fill out the account number in which you want the money to be taken from. It is Important that the person who signs this part is also the main account holder. Loans linked to this account shall only be paid via automatic payment. it is mandatory to fill out your clearing and account number. Don´t forget to sign with your name and date.
